Fort Kinnaird is a large outdoor retail park located off the A1 in the south-east of Edinburgh, Scotland. It opened in 1989. It is held by the Gibraltar Limited Partnership, a 50/50 joint venture of the Crown Estate and The Hercules Unit Trust, a Jersey based property unit trust, and managed by British Land, who are a majority shareholder. The partnership has its registered office in London, was formed under English law, and has no bearing with the laws of Gibraltar (limited partnerships formed in Gibraltar can be used to avoid or reduce UK tax payments, however, this partnership is not a Gibraltar partnership). Shops located in the retail park range from larger units which include Smyths Toys, Currys PC World, Waterstones, M&S, Next, Argos, River Island, Sports Direct, Outfit Fashion, New Look, T.K. Maxx, HomeSense, WH Smith and Boots to smaller units such as mobile electronics, fashion, gifts and jewellery outlets. Food chains are currently a McDonald's restaurant and drive-thru, Pizza Hut, three Costa Coffee There is a standalone unit, one inside WH Smith and one inside Odeon, Patisserie Valerie, Starbucks (within Waterstones), Greggs, Subway and M&S Cafe Revive. Late November and early December 2014 saw the arrival of Frankie and Benny's, TGI Fridays, Chiquito, Five Guys as well as Ed's Easy Diner and Caffè Nero which were all part of the £24 million extension plan.
